Selling Off Market in Hammersmith and West London
Currently, thinking about selling your property? You might have assumed that the best way to do this is to list on Rightmove or Zoopla. The thing is…
This isn’t the only way! Another way to potentially sell your property is by going ‘off market’.
You might have heard of this before, but if not, don’t worry, we will tell you all about it here. Selling off-market is when you market your home privately rather than openly.
So, why might someone want to do this? One of the main reasons is that it allows sellers more control over who they have round to view. For example, a buyer may only want to sell to someone who isn’t within a chain, therefore allowing the transaction to run smoothly and quickly.
There are other benefits as well, which we will cover later on. However, if you need some immediate assistance, contact London Estates and we can tell you everything you need to know.
So, How do Buyers Know About Off Market Properties?
They may have already registered with their agent, who contacts them when something suitable comes to market. However, buyers may have seen a property advertised online, and have contacted the agent directly to make a viewing or request more information.
Here at London Estates, we have a database of developers, investors and homebuyers who we contact when a suitable property arises.
What are the Benefits of Selling Off Market?
For the seller, it offers discretion. What we mean by this is that ultimately, no one passing by will know the property is for sale. No for sale sign is displayed on the street, and listings aren’t posted on Rightmove or Zoopla.
In other words, if the seller doesn’t want anyone else to know about their personal circumstances or reason for selling, then selling off-market might be the way forward. There are many reasons to sell a property – not all of them we want to make public, such as relationship breakdowns, business difficulties or relocation. But it doesn’t have to be bad news that drives you to sell off-market in West London. It could just be a personal preference.
Another reason why someone may choose to sell off-market is when they want to sell their property for a certain price, without having to negotiate or experience haggling from buyers.
How does Selling Off Market Work?
It’s similar to how a property would be normally sold on the open market. However, there is one important difference, which is the way the property is marketed at the beginning.
Otherwise, it’s the same as selling a property on the open market. Sellers have to provide all the necessary documentation to buyers, negotiation and conveyancing take place and contracts are ultimately signed. We hope that you now have a better understanding of what selling off the market involves.
If you’re still unsure whether it is right for you, contact London Estates for a free, confidential chat. We would be happy to go through your options.
